How accurate are these calculators?
They are indicative only. Lender criteria vary by case, by month and by product. Use a calculator to scope the conversation, not to commit to a purchase. The real answer comes from a fact-find with an adviser who can apply current criteria to your case.
Will using a calculator leave a mark on my credit file?
No. None of these calculators run a credit search. The Decision in Principle tool asks for soft data only, and the soft search we run at the lender stage does not affect your credit score. We always confirm before any hard search.
Why does the calculator say one number and the lender say another?
Calculators apply broad income multiples. Lenders apply their own affordability models, which adjust for child costs, commitments, pension contributions, retained profits and many other factors. The calculator is a starting point. The lender model is the answer.
Do you charge to use the calculators?
No. Every calculator on this page is free, with no sign-up required for most. The Decision in Principle tool asks for an email so we can call you back within four hours.
Which calculator should I start with?
