Terms of business
The terms on which we provide mortgage and protection advice.
This document sets out the terms on which Major Money Matters Ltd ("Major Money Matters", "we", "us") provides mortgage and protection advice to you. Please read it carefully. If anything is unclear, ask us before you proceed. This is a summary intended for general use; a full Initial Disclosure Document is supplied to each client at the point we are engaged on a specific case.
About us
Major Money Matters Ltd is registered in England and Wales (registration number 04856985) with registered office at 133 Shepherds Hill, Harold Wood, Romford, RM3 0NR. Major Money Matters Ltd is an appointed representative of Sesame Ltd which is authorised and regulated by the Financial Conduct Authority. Our FCA reference number is 409534.
Our regulated services
We provide advice and arrange transactions in the following regulated activities:
- Residential mortgages, including first-time buyer, remortgage, home mover, and product transfer cases.
- Buy-to-let mortgages where these fall within the FCA's consumer buy-to-let definition. The FCA does not regulate some forms of buy to let mortgages; where a buy-to-let mortgage falls outside FCA regulation, we will tell you and the protections of the regulated regime do not apply.
- Specialist lending including bridging finance, later-life lending (Retirement Interest-Only and lifetime mortgages where appropriate, with referral for the latter), and adverse credit cases.
- Protection products including life insurance, critical illness cover, income protection, family income benefit, whole of life, joint life, and home, buildings and contents insurance.
The basis on which we give advice
For mortgages we offer a comprehensive range of products from over 90 lenders across the market, but not deals you can only obtain by going direct to a lender. That means we are not tied to any single lender.
For protection products, we provide recommendations based on an analysis of a number of insurers.
Major Money Matters charges no client broker, advice or arrangement fee for mortgage advice. The client fee is £0.
How we are paid
Major Money Matters charges no client broker, advice or arrangement fee for mortgage advice. The client fee is £0. Nothing is payable to Major Money Matters at enquiry, application, mortgage offer or completion, so there is no Major Money Matters broker fee requiring a refund.
For mortgage business, we are paid commission/procuration fee by the lender, normally when the mortgage completes. The amount is disclosed in the relevant mortgage illustration/ESIS and associated disclosure documentation.
Lender product fees, valuation fees, legal fees and other third-party charges are not Major Money Matters fees. Their payment and refund terms are set by the relevant lender or third-party provider and disclosed before you commit.
For protection business, we are paid commission by the insurer. The basis of remuneration is disclosed in the relevant protection documentation.
What we will do for you
When you engage us, we will:
- Carry out a fact-find to understand your circumstances, your objectives and your attitude to risk.
- Recommend a product or solution that is suitable for your needs, with reasons.
- Provide you with the relevant disclosure documentation, including a European Standardised Information Sheet (ESIS) for mortgage recommendations and a key features document (or equivalent) for protection products.
- Submit the application on your behalf and manage the case through to completion (mortgage) or policy in force (protection).
- Provide ongoing servicing as agreed at the point of recommendation, typically including a remortgage review at the end of any fixed-rate period and a protection review on request or at major life events.
What we expect from you
To allow us to advise you properly, we ask that you:
- Provide complete and accurate information about your circumstances, income, expenditure, credit history and any existing financial commitments.
- Tell us promptly if your circumstances change while we are working on your case.
- Read the documentation we provide, including any disclosure documents, suitability letters and the lender or insurer offer documentation.
- Ask us if anything is unclear.
Non-disclosure of relevant information, including health information for protection applications, is the most common reason claims and applications are declined. Honest, complete answers protect you.
Your right to cancel
Nothing is payable to Major Money Matters at enquiry, application, mortgage offer or completion, so there is no Major Money Matters broker fee requiring a refund. Lender product fees, valuation fees, legal fees and other third-party charges are not Major Money Matters fees. Their payment and refund terms are set by the relevant lender or third-party provider and disclosed before you commit. Protection cancellation and cooling-off terms, including any refund or deduction, are set out in the relevant policy documentation.
Communications
We may communicate with you by phone, email, post, video call or in person, as suits the case and your preference. Calls to and from our office may be recorded for training and compliance purposes. Email is not always a secure channel; do not send sensitive documents by unencrypted email if you are concerned. We will tell you the secure routes (encrypted email, client portal) where appropriate.
Conflicts of interest
We aim to act in your best interests at all times. Where a potential conflict arises, for example where we may be paid a different commission rate by different lenders or insurers, we will manage that conflict in line with our regulatory obligations and disclose it to you. We will not recommend a product because it pays us more; we recommend products because they suit your circumstances.
Complaints
If you have a complaint about our service, please tell us. Full details of how to complain are on our complaints page. We follow the FCA's DISP rules and are covered by the Financial Ombudsman Service.
Compensation
We are covered by the Financial Services Compensation Scheme (FSCS). You may be entitled to compensation from the scheme if we cannot meet our obligations to you. For mortgage advice and arrangement, the FSCS protects up to £85,000 per person per firm. For protection products, the cover varies by product type and the FSCS provides full information on its website at fscs.org.uk.

We will process your personal data in line with our privacy policy, which sets out what data we collect, why we collect it, how long we keep it, and your rights as a data subject.
