Mortgage broker vs going direct to your bank

When you need a mortgage, you can apply directly to a single bank, or use a broker who compares a range of lenders for you. Both are valid. Here is an honest look at what each offers, so you can decide what suits you.

Going direct to a bank

Applying directly to your own bank or a single lender is straightforward if you already have a relationship there. You deal with one institution, and if your circumstances are simple and that lender's deal happens to suit you, it can work well. The limitation is that a single bank can only offer you its own products. It will not tell you if a different lender would accept you on better terms, because it does not look beyond its own range.

Using a broker

A mortgage broker compares deals across many lenders, including some that do not deal directly with the public. A broker assesses your situation, matches you to lenders likely to accept you, handles the application and paperwork, and stays with you through to completion. This is particularly valuable if your circumstances are anything other than completely standard: self-employed income, complex earnings, adverse credit, or a non-standard property.
