Major Money Matters has been placing mortgages for Essex and South East clients since 2004. We compare over 65 lenders, from a 5% deposit first-time buyer up to £1m+ private bank lending. No captive panel, no preferred-lender stack, no junior handover. A named adviser supports you wherever possible, from first call through to completion and future reviews.

Mortgage questions we hear a lot

Do you charge a broker fee?

We are paid a procuration fee by the lender on completion; we charge no broker fee on any case. Third-party fees may apply and are always disclosed in writing before you agree to anything.

How much can I borrow?

Most lenders work to roughly 4 to 4.5 times income, with stretch options up to around 5 to 6 times for stronger profiles or specialist lenders. The real number depends on income type, monthly commitments and any dependants. We run a fact-find and tell you, in writing, where you sit.

How much deposit do I need?

5% gets you in. 10% unlocks better rates. 15% to 25% opens the broadest part of the market. For buy-to-let it is usually 25% minimum, sometimes 20% on stronger profiles. We work out the right path for your savings position.

I am self-employed. Will lenders touch me?

Yes. We work with lenders who actually understand company directors, contractors and sole traders. Most cases are placeable. The right lender often depends on whether you draw salary plus dividends, retain profits in the business, or work on day rates.

How long is the process to get a mortgage?

For a clean residential case, four to six weeks from full application to mortgage offer is typical. Specialist cases such as self-employed, complex income or bridging take longer, often six to ten weeks. We plan around your exchange and completion targets and chase the lender on your behalf.

My Agreement in Principle just expired. What now?

Lender-issued AIPs typically expire at 30, 60 or 90 days. We refresh, re-stress and re-submit. There is no fee for a refresh and most lenders will issue a new AIP within 24 to 48 hours.

A lender has already declined my application. Is it over?

Different lenders have different appetites for the same case. We see the case, we see the lender pool, and we re-route. Self-employed, contractor, adverse credit, complex income, day-rate stretch, expat, interest-only and bridging are all routinely placeable with the right lender.
