Nursing income is more varied than the headline base salary suggests. Bank shifts, agency hours, weekend and night premium, on-call, second-job earnings; all of it is real money paid every month, all of it shows on the payslip. Mainstream lenders often count base only and discount the rest. A specific group of lenders runs a nurse-friendly underwriting policy that takes the full picture, accepts the NHS as a low-risk employer, and lends at standard residential rates. The borrowing figure on the right lender is typically 25% to 40% higher than a high-street default.

How nursing income breaks down

Base, unsocial hours premium, bank shifts (NHS Professionals or trust bank), agency hours, on-call payments where applicable. For many nurses, base salary is 60% to 75% of total take-home; the rest is bank and premium. The right lender treats all of it as continuing employed income.

Why mainstream under-borrows

Standard underwriting counts base only or discounts bank and agency to 50%. On the £30,000 to £45,000 take-home that nursing typically delivers, that under-states earnings by 20% to 40%. The borrowing figure drops accordingly.

Worked example, mixed NHS and agency nurse

Band 5 staff nurse: NHS base £31,500, bank shifts £7,000, agency Saturday shifts £4,500. Total earnings £43,000. Mainstream high-street: takes base only, multiplied at 4.5x = £141,750. NHS-friendly with 100% bank counted: £38,500, multiplied at 5x = £192,500. NHS-friendly that also accepts external agency on 12 months evidence: £43,000, multiplied at 5x = £215,000. Same nurse, £73,000 difference between the worst-fit and best-fit lender. We know which lenders count what and we run the case through the right one.

The right lender pool

A specific subset of lenders accepts 100% of bank, agency and premium pay with twelve months of consistent earnings, packaged with payslips and bank statements. The same lenders typically apply enhanced income multiples (up to 5 to 5.5 times) on the basis of stable NHS employment.

Newly qualified nurses

Most lenders accept newly qualified nurses straight out of placement, on first NHS post, with a contract and one or two payslips. The "twelve months continuous employment" rule does not apply when you are stepping out of training into a permanent NHS post in the same field.

Visa cases

Many nurses are on a Health and Care Worker visa, which is a strong visa from a lender perspective. Several specialist lenders accept it with two years of remaining visa; some accept twelve months. See our foreign national mortgages page for the full visa picture.

Agency-only nurses

Agency-only is treated as variable employed income, accepted by several lenders with twelve months of consistent earnings. Some prefer a mix of agency and trust hours; we package accordingly.

Common pitfalls we see

Applying through the agency website lead to a generic broker and ending up under-borrowed. Forgetting to package 12 months of bank/agency payslips and getting them counted at 50%. Switching trust the week of full application; lenders prefer a settled post. Mistaking a Tier 2 visa for a Health and Care Worker visa (the latter has stronger lender appetite). We mind all four.

Frequently asked questions

How much can a nurse actually borrow?

On the right lender, up to 5 to 5.5 times total countable income, with bank and agency counted at full value where the lender allows it. As an illustration only: a £35,000 base plus £8,000 of bank shifts, counted in full at 5 times income, arrives at £215,000. That is arithmetic, not an offer. What you can actually borrow depends on the lender, your deposit and your outgoings, and is only confirmed once a lender has assessed your case.

I just qualified. Do I need to wait twelve months?

Usually no. Most lenders accept newly qualified nurses on a first NHS post with a contract and a payslip or two. The wait rule applies between unrelated jobs, not when you step out of training into the same field.

Will my bank shifts count?

On the right lender, fully. We need twelve months of consistent bank earnings, supported by payslips. The wrong lender counts at 50% or 0%.

What about premium pay (nights, weekends, unsocial hours)?

Recurring premium pay is countable as employed income on the right lender. Most NHS-friendly lenders take it at full value with three to twelve months of evidence depending on policy.

I am on a Health and Care Worker visa. Will lenders accept that?

Do nurses get a special interest rate?

No. Rates are standard residential rates. The "specialist" element is the underwriting that counts your real income, not a separate price list.
