Professional mortgages
Solicitors, accountants, actuaries, architects, dentists, vets, pilots. The right lenders treat a qualified profession as low risk and lend accordingly.
A professional mortgage is a residential mortgage on a lender policy that recognises certain qualified professions as low-risk borrowers with predictable career progression. Solicitors, barristers, accountants, actuaries, architects, dentists, vets, pilots, chartered surveyors and a few others typically qualify. The benefit is enhanced income multiples (up to 5.5 times in some cases), more generous treatment of bonus and partnership profit share, and a wider acceptance of contracted future income (post-qualification, partner buy-in). Rates are standard residential rates; the gain is in the borrowing figure, not the price.
Who this is for
- You are a qualified professional in one of the recognised categories, employed or self-employed.
- You are a recently qualified or training professional with a defined post-qualification income trajectory.
- You are a partner or about to become a partner in a professional firm and want partnership profit recognised.
- You are a contractor or director in a professional services firm and have been under-borrowed by mainstream lenders.
Which professions count
The list varies a little by lender but typically includes: solicitor, barrister, chartered accountant, actuary, architect, chartered surveyor, dentist, vet, doctor (see also our doctor mortgages page), pilot, optometrist and pharmacist. Some lenders extend to chartered engineers, IT professionals with specific certifications, and senior managers with formal qualification.
What you get on a professional policy
Three things, typically. First, enhanced income multiples (up to 5.5 times in some cases versus the standard 4.5). Second, better treatment of bonus, profit share and partnership distribution. Third, willingness to lend on contracted future income, for example a recently qualified solicitor with a defined post-qualification salary, or a partner-track candidate with a partnership offer letter.
Worked example, newly-qualified solicitor
Trainee solicitor on £38,000, qualifies in 6 weeks, post-qualification salary confirmed at £72,000 in writing. Mainstream lender takes current salary, may upgrade after qualification with 12 months of payslips: read income £38,000, multiplied at 4.5x = £171,000 today, £324,000 after a year in post. Professional-policy lender lends on the post-qualification salary from the contract start date: £72,000, multiplied at 5.5x = £396,000. The case lands today at the higher figure rather than 12 months from now. The trainee can buy at qualification rather than waiting; the saving is a year of rent and a year of property inflation, often £15,000 to £30,000 of effective benefit.
Newly qualified routes
Many professional lenders will lend on the post-qualification salary as soon as you have a confirmed start date and a contract. You do not need to be in post for twelve months. This matters: the jump from trainee to qualified is usually material and lenders who recognise it can make the difference between buying now or in a year.
Partner buy-in
If you are buying into a partnership, the buy-in itself is debt, but the lender pool that handles it well will treat the income trajectory as continuous. We have placed several partner buy-in cases on professional policies; we know which lenders are comfortable.
Self-employed and director cases
For self-employed professionals, the right lender takes one year of accounts (rather than the standard three) and counts net profit plus dividend at face value. The pool is narrower than for employed professionals but it exists and prices well.
Rate and process
Rates are standard residential rates. There is no professional-mortgage premium. The benefit is the underwriting flexibility, not the price.
Common pitfalls we see
Applying as a "trainee" instead of waiting two weeks for the qualification confirmation, or applying to a lender that ignores the qualified-from-date contract. Forgetting that the professional list is lender-specific (your role might count at one lender and not another). Treating the professional policy as a guarantee of higher borrowing without checking affordability still clears at 5.5x. Picking a lender on rate alone without checking the policy applies to your specific qualification. We work all four.
How Major Money Matters helps
Specific things we do for this case type. No generic platitudes.
Use the higher multiples
Up to 5.5 times income on the right professional policy. Materially higher than the standard 4.5.
Newly qualified, lending on the new salary
Confirmed start date and contract. We pick a lender that lends on the post-qualification salary now, not after twelve months.
Partner buy-in cases
Partner offer letter, buy-in capital, expected profit share. Packaged for lenders who handle partnership trajectory cleanly.
Self-employed and director cases
One year of accounts, net profit plus dividend at face value. Narrower pool, sensible pricing.
Frequently asked questions
What counts as a qualifying profession?
Each lender publishes a list. Common ones: solicitor, accountant, actuary, architect, dentist, vet, doctor, pilot, chartered surveyor. Less common: optometrist, pharmacist, chartered engineer. We map your role to the lender list.
How much more can I borrow on a professional policy?
Typically 15% to 25% more than a standard residential mortgage at the same income, sometimes more. The exact figure depends on income shape; partnership profit and bonus benefit most.
I am newly qualified. Can I borrow on the new salary?
Yes, on the right lender. A confirmed contract and start date are usually enough. You do not need to be in post for twelve months.
I am about to make partner. How does that affect borrowing?
Partner buy-in is workable on a small but real lender pool. We package the partnership offer letter, the projected profit share and the buy-in funding so the case lands clean.
Do I pay a higher rate?
Professional mortgage products are often available through mainstream residential lending ranges, although rates and product availability vary by lender and circumstances.
I am a contractor in a professional services firm. Does that count?
Often yes, on the contractor underwriting calculation (day rate times working weeks). See our contractor mortgages page for the specifics.
