Make the next deal work harder than the last.

Most remortgages are decided in the last six weeks of the deal. That is the worst time to make a clean decision. These guides cover the questions that come up earlier in the cycle: when to start looking, whether to stay with your lender or switch, what the real costs are, and what you can sensibly do with equity that has built up in the property.

Common questions about remortgaging

When should I start looking?

Six months before your current deal ends. Most lenders let you reserve a new rate up to six months ahead, so you can lock in pricing now and switch to a better deal later if rates fall before completion. Leaving it to the last few weeks limits your options to whatever is on the shelf that day.

Should I stay with my lender or switch?

Depends on the numbers. A product transfer is faster, paperwork-light and avoids legal fees, but the rate often is not the best on the market. A switch usually wins on rate but costs valuation, legal and time. We model both for you and pick the higher-saving option after fees.

What does a remortgage actually cost?

Three big lines: a product fee from the new lender (often £999 or so, sometimes free), a valuation (often free on remortgages), and legal work (often included as a free legals package). Where it is not free, expect £300 to £600. The complete remortgage guide has typical numbers.

Can I release equity for any reason?

In theory yes, in practice it depends on the lender and the reason. Home improvements and gifted deposits are widely accepted. Debt consolidation is fine but pushes you toward a smaller pool of lenders. Releasing capital to invest is harder. Tell us the reason early so we shortlist lenders that will accept it.

My fix is ending and rates have gone up. What are my options?

Three: take the new fixed rate now, take a tracker and wait, or extend the term to keep monthly cost manageable. Each has trade-offs. The right answer depends on your view of rates, your monthly budget, and how long you intend to stay in the property.

Will remortgaging affect my credit score?

A full application is a hard credit search, so yes, but the impact is small and short-lived. We do as much as possible with soft searches at the start, and only commit to a full application once we know the lender is the right one for your case.
