A Wider Range of Options vs. Walled Garden: Which Serves You Better?
A major UK lender has launched an end-to-end home buying service: their mortgage, their solicitor panel, their surveyor, their protection panel. It is convenient. That is the point, and the catch.
In 2025 a major UK banking group, working with a national estate agency chain and a conveyancing panel provider, launched a fully integrated home buying journey. One brand handles the mortgage, the survey, the solicitor and the onward protection. It is a smooth experience and for some buyers it works out fine. But notice what it does not include: choice. The mortgage is always that lender's. The solicitor always comes from their panel. There is no comparison happening on your behalf, and the structure gives no one in that chain a reason to look outside it.
The four trade-offs that matter
"End-to-end" sounds neutral. It is not. Each step you give up is a comparison you cannot do on your own behalf.
1. Lender choice
A mortgage broker with access to over 65 lenders across the market, can assess a wide range of options to help ensure you secure the most suitable deal for your circumstances. A walled-garden journey checks it against one. The most suitable lender for your situation is rarely the only lender a single-lender service can offer, and the difference in rate and criteria can matter over a full mortgage term. For self-employed, contractor, NHS, adverse credit, new build, later-life, BTL, or high-net-worth clients, the gap is wider, and being locked into one set of criteria can mean being declined entirely.
2. Conveyancer choice
A walled-garden journey routes you to a panel solicitor who works on volume and on the lender's timetable, not yours. Communication is often via portal only, files are handled by case workers rather than named solicitors, and you have no relationship to lean on when something goes wrong. Independent conveyancers cost similar money, give you a named solicitor, take your call, and answer to you, not to the lender pipeline.
3. Surveyor choice
The walled-garden survey is a basic Level 1 valuation done for the lender, not for you. It checks the property is worth the loan, nothing more. For a £300,000+ purchase, especially on an older property, the right answer is usually a Level 2 HomeBuyer report or a Level 3 building survey from a local surveyor who knows the housing stock in your area. We can recommend independent local surveyors who do that properly and report to you.
4. Protection panel
The protection conversation in a walled-garden journey is run by the lender's tied protection arm, with a small panel of insurers (sometimes one). We recommend insurance products based on an analysis of a number of insurers. For families with any medical history (diabetes, anxiety, BMI, family cancer), the price gap can be large and the right insurer choice can be the difference between cover that pays out in full and cover with an exclusion.

When the difference matters most
For a textbook case, permanent PAYE income, clean credit, healthy deposit, straightforward property, the walled-garden journey may work out fine. You might pay a slightly higher rate than a broker would get you, but the gap is small and the convenience is real.
For everyone else it matters a lot:
- Self-employed. Lender appetites vary widely on how they treat one-year, two-year and limited-company accounts.
- Contractors. Some lenders use day-rate methodology; most do not.
- NHS, doctors, teachers, police, armed forces. Specific lender schemes offer materially better terms than the high-street default.
- Adverse credit. Specialist lenders will lend where high-street automation declines.
- New build buyers. Valuation appetite differs significantly by lender.
- Older borrowers. Later-life lending criteria vary enormously, and a single lender's age cap could rule you out entirely.
- Buy-to-let landlords. The specialist BTL panel is completely different from the high street.
- High net worth. Private bank and specialist HNW lenders lend on a different basis from mainstream.
In all of those cases the question is not whether broad market access is worth it. The question is whether being locked into one lender's criteria could cost you the mortgage entirely.
