Home insurance

Buildings and contents cover, required by your mortgage lender on completion. We arrange both and check that the policy actually does what your lender requires.

Buildings insurance is a condition of every mortgage offer. Contents insurance is optional but almost always sensible. We arrange a combined buildings and contents policy through our protection panel, check the rebuild value (which is not the same as the market value), and confirm that the schedule satisfies your lender's wording before completion. Lenders sometimes refuse to release funds because a policy was set up incorrectly. We avoid that by checking it once, properly, ahead of time.

Who this is for

  • You are buying a property and your solicitor needs proof of buildings insurance from completion day.
  • You are remortgaging and want to compare your existing buildings and contents cover against the range of available options.
  • You are a leaseholder and your buildings cover is via the freeholder, but you need contents cover only.
  • You have valuable items, art, jewellery, instruments, cycles, and need a policy that lists them properly.

Buildings versus contents

Buildings insurance covers the structure of the property: walls, roof, floors, fitted kitchens and bathrooms. Contents insurance covers what you put inside: furniture, clothes, electronics, jewellery, food. A standard combined policy covers both. If you are a flat leaseholder the freeholder usually arranges buildings cover (and recovers it through service charge), so you need contents only.

Sum insured: rebuild cost, not market value

Buildings insurance is set against the cost to rebuild the property, not the market price. A £400,000 Victorian terrace in Romford might rebuild for £180,000. Insuring it for £400,000 wastes premium; insuring for £100,000 leaves you under-insured and exposed to "average", where the insurer reduces a partial-loss claim in proportion. We use the BCIS rebuild calculator and check it lines up with the survey valuation.

Lender requirements

Your mortgage offer will specify the minimum buildings sum insured and require certain perils to be covered (typically subsidence, accidental damage, escape of water). We check the policy schedule against the offer wording before exchange so the solicitor is not chasing a fix on completion day. The most common late-stage hold-up on completion is a buildings insurance policy that does not meet the lender wording.

Contents inventories

For most homes a single sum insured of £30,000 to £75,000 covers contents adequately. High-value single items (engagement rings, watches, art, instruments, cycles over £1,500) usually need to be specified individually on the schedule, and some need cover away from the home (for jewellery worn out, cycles ridden out). We list these properly at outset.

Optional add-ons that earn their place

Accidental damage extension, home emergency cover, legal expenses, family cycle cover and cover for valuables away from home are common add-ons. Most are cheap (a few pounds a month) but only useful for some households. We ask, recommend, and exclude the ones that are not relevant. Add-ons you do not need are the easiest place to overspend on home insurance.

Claims and excess

The voluntary excess (the amount you pay on each claim) sits on top of the compulsory excess set by the insurer. Choosing a higher voluntary excess reduces the premium; just be sure you can pay it if needed. Subsidence claims have a separate, higher excess (typically £1,000) by industry standard.

How Major Money Matters helps

Specific things we do for this product. No generic platitudes.

Calculate the rebuild value properly

BCIS-aligned rebuild figure cross-checked against the survey, so you are neither under-insured nor over-paying.

Match the policy to your lender wording

We check schedule perils, sum insured and effective date against your mortgage offer ahead of exchange so completion is not held up.

Specify high-value items

Jewellery, watches, art, instruments and cycles listed individually with proper cover-away wording where you need it.

Trim add-ons that do not earn their place

Accidental damage, legal expenses, home emergency. We tell you which are useful for your household and which are insurer fluff.

Frequently asked questions

Do I have to use my lender's recommended insurer?

No. A lender may only offer its own insurer, but you are free to use any insurer whose policy meets the lender's wording. Comparing the range of available options often reduces the premium for the same level of cover.

When does buildings insurance need to start?

On exchange of contracts, not completion. From exchange you are legally liable for the property even if you have not moved in. Your solicitor will ask for evidence of cover at exchange.

Is contents insurance worth it?

For most households yes. The cost of replacing furniture, clothing, electronics and personal possessions after a fire or flood is usually far higher than people expect, and higher again for households with significant electronics, jewellery or art. Rather than work from a general figure, we help you set a sum insured based on your own contents.

What is "average" on a home insurance claim?

"Average" reduces a partial-loss pay-out in proportion to how under-insured the policy is. If your home would cost £200,000 to rebuild but you insured it for £100,000, a £20,000 escape-of-water claim could be paid at half rate (£10,000). Setting the right sum insured at outset prevents this.

Will a previous claim push the price up?

Yes, and it is best to disclose it openly. Subsidence claims raise prices most; flood and theft claims also matter. Some insurers cope better with prior claims than others, we know which.

Do I need separate cover for a flat?

Almost always you only need contents insurance, the freeholder arranges (and bills you for) the buildings cover. Check the lease and the buildings insurance schedule before completion.
